“Soaring ceilings and tall banks of glazing give way to secluded courtyards"

Set beside the leafy canopies between The Little Boltons and Redcliffe Square is this immaculately renovated two-bedroom apartment. A neutral decorative palette emphasises the natural light that floods the plan through thoughtfully selected contemporary glazing. Unfolding across the lower ground floor, the key living spaces are oriented towards two secluded courtyard gardens with climbing clematis, jasmine and Acer trees. Situated within the highly sought-after region of The Boltons Conservation Area, the apartment lies within easy reach of South Kensington and Gloucester Road.

The Tour

Built in 1870, Redcliffe Square was originally part of the Gunter Estate, developed by Sir Robert Gunter and primarily designed by his surveyor, George Godwin. The apartment occupies the lower-ground floor of a grand, brick-fronted townhouse, set behind ornate iron railings. The façade is finished in delicate pale yellow brick, finished with stucco-dressed windows, a classic mansard slate roof and a deep entrance portico. A set of sandstone steps descend past a rendered bed, planted with olive saplings and jasmine, to the front door of the apartment.

The apartment opens to an entrance hall with sandstone tiles underfoot. To the left is a utility area set in the space that would have formerly been used as a coal store. The generous hall beyond is laid with hardwood boards which flow throughout the apartment.

The primary living areas are placed at the back of the plan, with thoughtfully demarcated sections for living, dining and the kitchen. The rear part of the apartment can be closed off from the front by a wide door at the end of the entrance hall; beyond is a double-height section with five open shelves at eaves height. Natural light pours in through tall banks of glazing looking out to the main courtyard from the principal living space.

The living area is set to one side of this main room. Lounge seating is angled towards a wide chimney breast with open shelving set on either side. A dining area is placed towards the rear of this main room, beside the inner courtyard that doubles as a lightwell. The kitchen flows along the opposite side of the room from the living area, separated by a quartz-topped island. At the far end of the kitchen, next to a slender-framed window with a view of the main courtyard, are twin ovens and a five-ring gas hob, all from Siemens.

The main bedroom sits at the front of the plan. The en suite bathroom, finished in a combination of marble and solid oak, has a freestanding oval bath by Lusso Stone and twin sinks by Villeroy & Boch. The second bedroom is a good-sized double overlooking the rear courtyard, with a bank of built-in storage in a neutral grey shade. A pair of black-framed glass doors open onto the central courtyard.

To complete the plan, there is a guest WC, designed as a walk-in wet room-style shower. Sand-coloured ceramic tiles line the floor and walls.

Outdoor Space

The main courtyard sits alongside the living room. It has been laid with porcelain floor tiles and bounded by tall walls of white-painted brick. A raised and rendered bed runs along the righthand side. Above, clematis wraps around tall black wrought iron railings, while potted jasmine in traverses the wall facing the main living area. There is also space for a dining table and chairs in this secluded space.

A second, inner courtyard in the centre of the plan doubles as a lightwell. Here, sandstone flagstones are set amongst grey rounded pebbles, with a large potted acer placed centrally. The area is bound by rendered walls, with black exposed timber beams above forming an open ceiling.
