“A carefully considered garden apartment with a tactile material palette and sensitive modern additions”
This elegant two-bedroom apartment is set in a handsome Victorian townhouse on the wonderfully leafy Navarino Road, which leads from London Fields in Hackney. Interiors are pared back, accentuating the light that pours into the cleverly conceived living spaces. A large shared garden is directly accessed from the rear of the plan, while the front garden and private off-street parking are appointed exclusively for this home. A wealth of excellent eateries, bars and green spaces surround the apartment, with the rest of east London and beyond easily reached via Hackney Central and Hackney Downs Stations, both a 5-minute walk away.
The Tour
Defined by its typically Victorian proportions, the façade of the building is a combination of London stock brick and white stucco accents. The apartment is accessed by a small flight of steps to the front door, which opens to a hallway with terracotta quarry tiles that flow throughout the interconnected living spaces. A cloakroom is on the right, with a separate converted coal store ahead providing further storage.
The refined kitchen flows from the entrance hall down the side of the house, defined by spaciousness and soft refraction of light on its contrast tones. Bespoke charcoal-dyed ash cabinetry is topped with a black poured-concrete worktop; a stainless steel sink with a Vola tap is tucked below the window. The dining area is set at the far end of the well-conceived kitchen; the area is illuminated by two simple Viabizzuno strip lights.
The main living room is positioned at the front of the plan, where a wide bay window with original timber panels allows natural light to pour in. Floating shelves are built into the right alcove. A desk for homeworking is positioned in a clever landing between the living room and bedrooms; the flowing spaces are linked by casa-style openings. There are new cast iron radiators throughout.
There are two double bedrooms on the rear side of the plan. The main bedroom has a wide original sash window that frames the view of the green garden, catching the morning light. Double-aspect, the second bedroom has a window overlooking the side of the building, as well as a full-height glass door, which opens onto the back garden.
The bathroom has a tactile wall of marine ply that wraps around the bath. Echoing the kitchen, a black concrete basin is set upon a bespoke slate cabinet, bringing cohesion. The tall handleless cupboard that runs to the ceiling adds extra storage.
Outdoor Space
There is a large garden to the rear of the flat. Formally divided between the leaseholders within the building, who each own an equal split of the garden, the space is used communally in practice. There is an expansive central lawn with beds meticulously planted with ferns, grasses and hostas. Two mature fig trees fruit abundantly in the summer, while cherry blossom trees add shade. The front garden is planted with fragrant lavender, acers and phormiums.
